2025 Annual Dues
The board recognizes that there are some maintenance items that will need to be addressed in budget year 2025. The well that is utilized for sustaining the landscaping at the front entrance is experiencing issues. We’re working on getting repair estimates, but the well is old so it’s prudent to plan for replacement if that becomes necessary. The cleaning of the front wall on Rock Springs Road is an item that we’ve repeatedly requested from the county in the past years. As Orange County has not made it a priority, we may have to also attend to this need ourselves. Additionally, we’re in need of newer sign boards and are gathering specs to determine whether these are things we can build internally or purchase. Lastly, we once again have some trees in decline that will require replacement in 2025. Because of these needs, annual dues will increase to $360.00 for 2025. The Community Garage Sale
It will be held the weekend of October 18th thru the 20th. If you plan to participate and would like the board to pay your permit fee, please
notify the board of your desire to participate no later than October 1st. You’re welcome to pay your own permit fee at the higher rate if you miss that October 1st deadline.

Neighborhood Updates
HOA Board Member Certification Although being one of our board members is not a paid position and is completely voluntary; to comply with Florida’s education requirement in this area, your board members are scheduling the required certification classes to ensure that all HOA rules are being followed to benefit our community.
Dangerous Speeders have been a consistently growing threat to the safety of our community. All roads within our subdivision have posted 25 mph limits. Please adhere to the law to protect our neighbors and pets. No one wants speed humps to be implemented. Just slow down.
The Board is aware of the current appearance of our front entrances and as the cable installation by the contractors appears to be wrapping up, steps are being taken now to refresh the landscaping at the front entrances with Fall plantings.
Is the Wall in Your Backyard? If you’re one of our lucky residents that have property along the front wall, please ensure that proper care is taken to remove any landscaping, tree limbs, bushes, vines, etc. that might be resting on top of the wall or hanging over the wall as our landscapers are not permitted on your property to take care of that now obvious need to prepare for the cleaning of the wall previously mentioned.
